This project exemplifies OTO’s focus on purchasing existing properties in high-performing, high-barrier-to-entry coastal markets. A former DoubleTree on Florida’s Space Coast, the property benefits from not only its beautiful beachfront location but also multiple demand drivers:
Cape Canaveral is the world’s primary launch site and its visitor center welcomes more than 1.5 million visitors a year; Port Canaveral is the second busiest cruise port in the world; and Patrick Space Force Base is home to 11,000 military and civilian employees.

What’s more, Cocoa Beach is Orlando’s closest beach destination, only a 50-minute drive from the second-fastest-growing large metro and the ninth busiest airport in the United States.

With all this in mind, OTO rebranded the property into a Hilton Garden Inn to provide upscale guest rooms;10,000 square feet of meeting and event space, including a gracious ballroom; a game room and an outdoor pool; and The Starlite restaurant and pool bar.
