OTO’s second Florida Keys acquisition, the former Holiday Inn Express Marathon, presented an intriguing opportunity to reposition an existing asset in a high-performing, high-barrier-to-entry market. Located on the secondmost visited island in the Keys — in one of the top sport fishing destinations in the world — this property presented plenty of value-add potential.

Designed to maximize the property’s ideal position, a substantial renovation project upfitted existing guestrooms in the main hotel while adding 27 waterfront balcony suites in a newly constructed building. Reopened as Fairfield Inn & Suites, the hotel now features an onsite marina offering an array of watersports, two pools, a tiki hut pool bar, and Sparky’s Landing Fish and Cocktails.
